  • Authority is hereby granted to the Company to enter in and upon the following described premises situated in the City of Minneapolis, Hennepin County, Minnesota, as shown on a plat in the office of the City Engineer and which is legally described as follows:

    Tract A—Beginning on United States Harbor Line, as established by the United States Government July 17, 1913, at the point of intersection with the E line of Lot 16, Block 183, Town of Minneapolis; thence NEly along said harbor line to a point, the co-ordinates of which are south 15,996.00, east 9772.00; thence NWly on a straight line with angle to the right of 8 degrees, 51 minutes, 38 seconds to its intersection with the line between Lots 5 and 6, Block 174, Town of Minneapolis, which point of intersection is point of beginning of description for land to be leased; thence continuing on last described line (deflected 8 degrees, 51 minutes and 38 seconds from said Harbor Line) to a point 515.00′ from said point of deflection, on said Harbor Line, whose co-ordinates are south 15,996.00 and east 9,772.00; thence along a straight line (which extends from the last described point to a point in the center line of 22nd Ave. So., at its intersection with the S line of 3rd St. So.), to the E line of 22nd Ave. So.; thence N along the E line of 22nd Ave. So. to a point 35′ S of the S line of 2½ St. So.; thence SEly on a straight line to the point made by the intersection of the line between Lots 9 and 10, Block 174, and the extension NWly of the NEly line of Lots 1 to 6, inclusive of said Block 174; thence SEly along said extension of Lots 1 to 6, inclusive and along the NEly line of Lot 6, to the SE corner of said Lot 6, thence SWly along the Sly line of said Lot 6, to a point of beginning; excepting therefrom a strip of land 15′ in width, lying adjacent to the Ely line of the above described property, to which said strip of land the City of Minneapolis reserves an easement for highway purposes.

    Tract B—River frontage being a portion of unplatted land known as "Accretions," lying between the U. S. Government Harbor Line as established and approved by the U. S. War Department March 29, 1940, and the old U. S. Government Harbor Line as established and approved in 1913, and extending along the River Front from a point S of the extension of 3rd St. So. to a point S of the extension of Monroe St. (as vacated by the City Council of the City of Minneapolis, September 6, 1867), more particularly described as follows: That portion of unplatted land consisting of "Accretions," and contained within the following described lines: Commencing at a point in the U. S. Government Harbor Line, as established and approved by the U. S. War Department on March 29, 1940, said point being described as R44, and having coordinate values N 719,272.9 and E 2,196,889.2; thence SEly along said established Harbor Line a distance of 250.09′ to point in said Harbor Line described as R43, and having coordinate values N 719,078.8 and E 2,197,046.9; thence SEly along said Harbor Line a distance of 306.48′ to a point in said Harbor Line described as R42, and having coordinate values N 718,873.0 and E 2,197,274.0; thence SWly at right angles to last described line between R42 and R43, a distance of 87.0; thence on a line deflecting to the right an angle of 83 degrees no minutes a distance of 169.0 feet; thence on a line deflecting to the right an angle of 9 degrees 45 minutes, a distance of 63.0; thence on a line deflecting to the right an angle of 8 degrees 15 minutes, a distance of 103.5; thence on a line deflecting to the right an angle of 11 degrees no minutes, a distance of 100.0; thence on a line deflecting to the right an angle of 6 degrees no minutes, a distance of 150.0; thence on a line deflecting to the right an angle of 70 degrees no minutes, a distance of 10′ to place of beginning, as shown on plat, colored purple and marked "Tract B." Together with an easement for driveway purposes, over, and along, a strip of land 15′ in width, lying NEly of and adjacent to "Tract A," shown on said plat, and lying NEly of and running parallel with NEly line of land acquired by Board of Park Commissioners, and extending from 2½ St. So. to and including the extension of the N ½ of Monroe St. vacated, as shown on plat colored yellow and marked "Easement for Driveway." Also an easement 8′ in width for the purpose of laying and maintaining underground pipes being a strip of land lying NEly of and adjacent to above described easement for driveway purposes, and extending from 2½ St. So. to a point 100′ N of the extension of Monroe St., vacated. Also an easement 8′ in width for the purpose of laying and maintaining underground pipes, under the driveway NEly of and adjacent to "Tract A," at the S line of Lot 1, Block 173, Town of Minneapolis; and an easement 8′ in width for the purpose of laying and maintaining underground pipes, under the driveway NEly of and adjacent to "Tract A," at the S line of Lot 4, Block 173, Town of Minneapolis; and an easement 30′ in width for the purpose of laying and maintaining underground pipes, under the railroad tracks and under the driveway of a portion of the Public Levee, the center line of said 30-foot strip extending from the Sly line of Lot 6, Block 174, Town of Minneapolis, and the Sly line of "Tract A" (as designated on the said City Engineer's plat on file in his office) to a point in "Tract B" approximately 190 feet Sly from the Nly line of said "Tract B;" also an easement 8′ in width for the purpose of laying and maintaining underground pipes under the railroad tracks, of a portion of the public levee, extending from a point on the Wly side of "Tract B" (as designated in the said City Engineer's plat on file in his office) to the above described 8-foot easement running parallel with driveway located approximately 100′ Nly from Monroe St. vacated. All of said easements for pipes are shown on plat above referred to, colored blue, and marked "Pipe Easements."

    Tract C—The E ½ of 22nd Ave. So., between 2½ St. and 3rd St., vacated by the City Council of the City of Minneapolis December 31, 1943; excepting therefrom the following described parcel of land, to which the City of Minneapolis reserves an easement for street purposes, to-wit: Beginning at the NW corner of Lot 1, Block 173, Town of Minneapolis; thence W along the S line of 2½ St., extended across 22nd Ave. So., a distance of 30′; thence SEly to a point in the W line of said Block 173, distance 80′ S from the NW corner of said Lot 1, Block 173, thence N along the W line of said Block 173, a distance of 80′, to the place of beginning.
