Said Elevator Company shall pay all rates for the use on the said premises of water, heat, gas, electricity, and any other public utility, and shall save harmless the said premises and the improvements thereon from any and all liens attaching thereto by reason of non-payment of any such rates. Said Elevator Company also at its own cost and expense, shall observe and comply with all rules, regulations, and orders of any duly constituted authority having jurisdiction of the said premises.
